What to put into a YouTube marketing video for a KL 5* luxury property?

I am constantly amazed to see YouTube videos that developers use to promote $$$ Branded Serviced Residences (RM2500+ upwards psf) and Luxury Condominiums that tell me nothing about their USPs.

To make my point crystal clear, here are two examples for you to consider.

Which marketing video do you think is more effective in selling the property’s USPs?

One is a developer’s PR promo video that is professionally produced and photographed. An expensive Mercedes car was rented for the video shoot to insinuate owners of units in the 5* KL condominium drive similar expensive cars. Yours truly has seen scores of similar videos like this with some minor variations. Sometimes it's not a Mercedes, but a Ferrari or Lamborghini. But the videos invariably show a security guard saluting the property owner.

There are nice overhead drone shots of the condominium's outdoor facilities on the rooftop deck. Although it must have cost a lot of moolah to produce the video which is pleasing to look at, it looks just like scores of other real estate PR videos. To my eyes, I think it looks like a string of beautifully shot B roll videos that are strung together. No story telling here.

The other YouTube video is by a real estate agent in Red Dot Island from Property Pin Point who I think but cannot be 100% certain shot and edited the video on his own with just one other person. I don’t think it cost even a tenth of what it cost for the other professional video. But I like the way the presenter cleverly mentions the property's USPs, the transitions, and effective use of sound effects etc. And the call to action at the end- the last few seconds shows a slide with an email address to get more information about the property. A nice touch which is often overlooked.

What's more important to you in a real estate video - the “medium” or the “message” ?

I know which YouTube video I prefer.
