Effective LinkedIn Marketing is Easy

I have posted previously on how to write a LinkedIn profile that gets you noticed.

Here I would like to share how a seasoned negotiator at a top real estate agency uses LinkedIn marketing directed at her agency's network to promote herself as a knowledgeable expert in high end KLCC properties.

First notice the “hook” designed to get a reader's attention: (Have you heard of …)

Next comes a professionally shot photo of the property, the agent's name and REN number, sticker price. AND

3 main reasons (USPs) why we love this place” -

1. low density luxury project,

2. near lots of greenery and on the fringes of green spaces like a golf course, and

3. within a 5 minute drive to major shopping centres, schools, hospitals etc

It is effective marketing because there is no obvious hard sell. The LinkedIn message has generated lots of comments. But I think the REAL intention is to showcase the negotiator’s ability to close high end property deals even in a pandemic. Perhaps a member of her network might notice this and give the negotiator a listing for another high end property to sell or buy.

But I can point to a KLCC SUPER CONDOMINIUM that is even more affordably priced than Nobleton Crest (check out EdgeProp Analytics median price PSF for Kirana Residence here) Like Nobleton Crest, Kirana Residence is a luxury condominium that is ultra low density - just 66 units compared to Nobleton’s 25 units.

But that’s where the similarities with Nobleton Crest end.

Located at Jalan Pinang near the epicentre of KLCC, Kirana Residence is a lot nearer to KL’s shopping centres, iconic buildings like the Petronas Twin Towers, and green lungs like the 50 acre KLCC Park. Kirana Residence has excellent walkability. Nobleton Crest in my view doesn't even come close. As an example, Kirana Residents can reach not one but two of KL” s top 10 shopping centres, Suria and the Pavilion Shopping Centre on foot within minutes. You will need a car if you rent or buy a unit at Nobleton Crest.

KLCC MTR station -a major transportation hub- is just a 10 minute brisk walk away. KL’s iconic Petronas Twin Towers are right across the road. As far as I can see, Nobleton Crest is nearby a golf course. Nothing iconic within a kilometre.

Kirana Residents also enjoy a wider range of amenities than the residents of Nobleton Crest. The best units at Nobleton Crest are the penthouses with asking prices of around RM6.5m, see EdgeProp Analytics page here. But I note even the penthouses’ private lap pools, rooftop terraces and sky gardens with a 5F pool deck that overlooks the cityscape of Kuala Lumpur come off very much the worse in a side by side comparison with Kirana Residents’ access to a 22F roof top pool , gym and spa, a restaurant literally on its doorstep, a tennis court and an exclusive 2F pool deck that boasts a private dining and entertainment area, complete with a covered cabana equipped with a bar counter and bar stools with sit out areas furnished with sofas and sun loungers that can accommodate private parties of up to 60 people.
