Creating Real Estate videos that sell

Here are three Real Estate videos that were uploaded to YouTube by some very clever YouTube content creators (see disclaimer and note below).

Which Real Estate YouTube video do you think is the best? Note this is mostly a tongue in cheek comparison and should not be taken seriously. But in dissecting what makes an effective Real Estate YouTube video by the three content creators below, I hope to illustrate some important tips for Real Estate newbies on how you can get started on creating your own YouTube videos that sell.

Disclaimer and note: RC uploaded the Downtown Condominium Kuala Lumpur video

The first YouTube video was uploaded by a YouTube content creator “Kirana Residence” 10 years ago. The purpose was to market a freehold 1500sf three bedroom apartment in Downtown Condominium, a 44 unit condominium at Bukit Ceylon, the heart of KL’s Golden Triangle.

It has about 461 views since it was uploaded to YouTube on 17 December 2010. Production values are clearly low end: Video quality is poor. Sound quality is worse. The music track is cheesy. The overall feel and look of the video is that it was done in a hurry.

Note and disclaimer: The video was shot on a cheap 10 year old Samsung smartphone that is now obsolete. I made a blog post on this Downtown Condominium unit in my blog, 360 KLCC.

The second YouTube video was uploaded by a YouTube content creator “Property PinPoint” about 7 years ago. The purpose was to market the three blocks of Andaman@Quayside, the last phase of a luxury seaside resort condominium by E&O called Quayside Seaside Resort Condominium (QSRC) at Tanjung Tokong, Penang. It has 4,630 views since it was uploaded to YouTube on 29 August 2014. Property PinPoint has just under 4,000 subscribers to its channel.

Production values are the highest of the three videos. The video is scripted. Both video and sound quality is top notch. The presentation is polished. There are subtitles. Although it is not apparent, the content creator who I think is not a professional photographer has very good video editing skills. There is effective use of titles, sound effects, transitions etc.

The third YouTube video was uploaded by a YouTube content creator “ iherng” just last year. The purpose was a condominium “walk through” review of a new upmarket condominium, Straits Residences at Tanjung Tokong, Penang. Although the video was uploaded on September 2020, it is by a long stretch the most successful video, if your metric is number of views. It has nearly 33,000 views - that’s more than 9x the number of views for Andaman@Quayside which I rate as my all time favourite Real Estate YouTube video from a photographer’s perspective.

Sean Tan is the energetic young man behind the iherng YouTube channel where you can find a ton of information on the property market. Sean is very good in what he does in his YouTube videos. His channel’s playlists cover his interesting backstory as a YouTube content creator, Real Estate Marketing , using drones, legal clinics, Vlogging, and a Lecture Series.

As a Real Estate newbie, what do you think is the MOST important USP you should tell your clients if you are selling a seaside condominium? Take as examples, the 7 year old QSRC and a new project Straits Residences. Both are located at Tanjung Tokong, Penang They share the same contractor. Both are clearly targeted at affluent local and foreign buyers. But QSRC is a luxury condominium with a residential title. Straits Residences is an upmarket serviced residence with a commercial title. What are OTHER differences can you find? Are these differences important enough to sway potential owner occupiers? Or non resident property investors?

You’ve heard the mantra that property gurus like to chant: Location, location, location. Yes, location i.e. the Sea View is perhaps the single most important USP for a property situated by the seaside. Which do you think is better value : 7 year old QSRC or Straits Residences, barely six months old after taking account their USPs and pricing in psf.
